Structural walls that can’t move. A bomb shelter sitting exactly where the storage should go. Bay windows that look generous on a floor plan and take usable area out of a bedroom. An afternoon sun that turns a west-facing living room into an oven by four o’clock. None of these are unusual here — they are the normal conditions of a Singapore home, and design that ignores them looks good for a month and annoys you for a decade.

Our job is to make those constraints disappear into a home that feels effortless. Storage where you actually reach for it. Light where you sit rather than where the ceiling plan was easiest. Materials that still look right after years of daily use, wet feet and dragged furniture. Beautiful, yes — but liveable first.

How we work

Layout before finishes, always. The cheapest moment to change your mind is on paper, and the most expensive is on site with trades booked. So we resolve where walls, storage and circulation go before anyone talks about tile.

We quote itemised. A single lump sum tells you nothing about what you are agreeing to, and makes it impossible to decide what to drop when the total comes back higher than you hoped. Broken down, you can see which decisions are actually costing you and choose deliberately.

You deal with the people doing the work. The person who walks your unit is the person designing it and the person coordinating the trades who build it — not a salesperson who hands you off after the deposit clears.

What we’ll tell you not to do

Sometimes the honest answer is that a wall should stay, that a room does not need a feature ceiling, or that the money is better spent on the kitchen you use daily than the guest bathroom you use twice a year. We would rather say that at the consultation than have you discover it after handover. A studio that agrees with everything is not giving you advice — it is taking an order.
