Common questions
Asked before
every renovation.
The questions we get most, answered without the hedging. If yours isn't here, ask us directly — we'd rather tell you something inconvenient early than let you find it out on site.
It depends on the size of your home, the condition it's in, and how much you're changing. Carpentry, hacking and wet works move the number most. Rather than quote a misleading average, we'll give you an itemised quotation after seeing your floor plan — so every dollar is attached to something specific.
A contractor builds what they're given. An interior designer works out what should be built in the first place — the layout, the storage, how the light and circulation work — then coordinates the trades who build it. If you already have complete drawings, a contractor may be all you need. If you're still deciding how the space should work, design comes first.
Yes — HDB flats and new BTOs are a core part of our work, from 2-room Flexi and 3-room units through 4-room and 5-room flats to Executive Apartments and Maisonettes, alongside condominiums, landed homes and commercial spaces. New BTOs and older resale flats need quite different approaches, and we have a page for each.
Yes. We prepare and submit the required HDB permits for works that need them, and we design within HDB's renovation guidelines from the start, so approvals don't derail your timeline.
Earlier than most people expect. For a BTO, talking to a designer before key collection means your layout and budget are settled by the time you can start work, rather than losing weeks afterwards. For a resale flat, once the option is exercised is a sensible point. There's no cost to an early conversation.
As a general guide: a full BTO renovation typically runs 8 to 14 weeks once works begin, and a resale flat 10 to 16 weeks because the existing finishes have to come out first. Landed homes and anything involving structural work take longer. Light or partial works can be a few weeks. Your quotation comes with a works schedule, so you'll see the expected sequence before anything starts.
Yes. Once space planning is settled, we develop 3D visuals of your actual rooms so you can see the design — materials, colours, proportions — before committing to it.
No. Coordinating the trades and checking the work is our job, and we keep you updated as things progress. You're welcome on site whenever you like, and there are a few points — such as confirming finishes and the handover walkthrough — where we'll want you there.
Absolutely. Kitchens, bathrooms, a single bedroom, built-in storage — partial renovations are common and often the sensible choice. We'll design the new work so it sits naturally with the rest of your home.
