What actually shapes the design

Nothing is where you'd put it
The household shelter sits exactly where storage should go. The service yard is generous while the kitchen is not. Bay windows look like free area on a floor plan and take usable space out of a bedroom. Working around these is most of the design.
HDB rules apply from day one
Hacking is restricted, some walls cannot be touched at all, and permitted works need permits. We design inside those guidelines from the first sketch rather than redrawing after a rejection.
You have less time than you think
Between key collection and moving in there is a fixed window, and design decisions left open are what consume it. Deciding early is worth more than deciding fast.
