A commercial fit-out is measured in weeks of lost trading as much as in dollars. So the programme is planned backwards from the date you need to open, and the compliance is settled before the build, not during it.

What actually shapes the design

The opening date is the brief
We work backwards from it. Anything that cannot be delivered in time gets identified at quotation, when there are still options, rather than in week six when there are not.
The landlord has a fit-out manual
Permitted hours, approved contractors, insurance, deposits, reinstatement obligations at the end of lease. These are contractual, not negotiable, and they shape the build.
Licensing runs on its own clock
Clinics, food premises and some retail need approvals that depend on how the space is laid out. Designing without them in view is how a fit-out finishes but cannot open.
The space has to work on its busiest day
Staff movement, storage, queuing, deliveries and back-of-house are what make a commercial space profitable or exhausting. They come before finishes.
