A landed home is not a large apartment. Staircases, ventilation, wet areas and service runs all have to agree with each other across storeys, and the decisions compound as you go up.
Who this is for
Families renovating a terrace, semi-detached or detached house — often several storeys at once, and often while still living in part of it.
What actually shapes the design
- The staircase governs the plan
- Where the stair lands dictates circulation on every floor above and below it. It is the first thing to resolve and the most expensive thing to change later.
- Some work needs a qualified person
- Structural alterations, certain M&E work and anything affecting the building envelope may require a professional engineer, architect or authority submission. We identify which early, because those timelines are not ours to compress.
- Heat and ventilation are design problems, not equipment problems
- A west-facing upper storey under a flat roof will fight air conditioning forever. Orientation, shading and cross-ventilation are cheaper to solve in the plan than in the electricity bill.
- You may still be living there
- If the house stays occupied, the build has to be staged so there is always a working kitchen, bathroom and way in. That changes the sequence and the programme.
