A resale flat comes with thirty years of other people's choices and whatever is behind the walls. The design work is real, but so is the demolition — and the surprises live in the second half.
Who this is for
Owners of a resale flat — often a 4-room or 5-room in a mature estate — who want the space replanned rather than merely refreshed.
What actually shapes the design
- You don't know what's behind the tiles
- Older flats hide their condition. Screed, waterproofing, conduit and pipework only reveal themselves once the existing finishes come off, which is why a resale quotation should be honest about what is provisional.
- Stripping out is its own project
- Removing existing carpentry, tiles and ceilings takes time, generates debris that has to be disposed of, and has to happen before anything new can start. It is a real line in both the schedule and the cost.
- Older electrical loads were not built for how you live
- A flat wired decades ago was not planned for induction hobs, multiple air conditioners and a home office. Rewiring and upgrading the distribution board is common, and better decided early than discovered late.
- Layouts from another era
- Older flats were planned around smaller kitchens, more partitions and different family patterns. That is the opportunity — the walls that no longer make sense are usually the ones worth moving.
