Developer finishes are chosen to be inoffensive to everyone, which makes them right for no one. Condo work is about reclaiming the floor area the building's structure takes back, and finishing it to the standard the address implies.

What actually shapes the design
- The structure decides your real floor area
- Columns land in the middle of rooms, bay windows and planters count in the strata area but cannot be used as floor, and aircon ledges eat a balcony. The first site visit maps what cannot move, because that sets everything else.
- The building has rules, and they have teeth
- Most MCSTs require submissions, a renovation deposit and permitted working hours, and some restrict wet-area changes outright. We handle the management office submission rather than leaving you to discover the rules mid-build.
- Logistics are half the schedule
- Lift bookings, loading bay slots and protection of common areas govern when material can even reach your unit. Deliveries are sequenced around them, not the other way round.
